Getting your security deposit back

When your lease ends, you'll naturally want to get your security deposit back as quickly as possible. At KBC, you can easily arrange this online in KBC Mobile or KBC Touch, without having to go to your branch.

When will your security deposit be released?

At the start of your lease, you have to transfer the amount of the security deposit to a blocked account. When your lease ends or if you end it, the amount deposited will be returned. Depending on the situation, this is subject to the following conditions:

  • there's a written agreement between all the tenants and the landlord (or joint landlords) to release the security deposit
  • there's a court order (small claims court – vrederechter/juge du paix) setting out how the security deposit is to be released

Arranging the release of your security deposit

The most convenient way to request the return of your security deposit is to use KBC Mobile or KBC Touch. To do that, scan or take a photo of:

  • the completed release document duly signed by the tenants and the landlord (or joint landlords)
  • the full lease signed by each of the tenants and the landlord (or joint landlords)
  • the copy of the ID card belonging to all the tenants and the landlord (or joint landlords), each signed by all parties

Important to know

  • If your landlord a %%BANK%% customer, you don't have to provide a copy of the ID card
  • If your landlord isn’t a %%BANK%% customer, they must provide a copy of their ID card to a %%BANK%% branch (this is to prevent fraud or misuse)

If you can't find your copy of the release document, you can download a blank copy in KBC Mobile or KBC Touch.

How to arrange the release of your deposit online at KBC

Using KBC Touch on your PC or laptop

  1. Select ‘Payments’
  2. Go to ‘Savings accounts’ and select the security deposit savings account
  3. Open the ‘Manage’ tab
  4. Select ‘Release security deposit’

Using the KBC Mobile app on your smartphone or tablet

  1. Select ‘My KBC‘
  2. Tap the security deposit savings account
  3. Tap ‘...’ at the top right of the screen
  4. Select ‘Settings’ and tap ‘Release security deposit’
  5. Quickly and easily arrange the release of the security deposit

What happens when you've uploaded the documents:

  1. You receive confirmation in your ‘Messages’ inbox and we check all your documents within five banking days
  2. If everything is in order, we return the amount of the security deposit (plus interest), ensuring it is divided up as set out in the release document
  3. We close the security deposit savings account
