Selling a property takes more than just posting a few photos online
Selling your house or apartment is not just a matter of placing a classified ad on a property website site and waiting for interested parties to come and view your property. There are a number of certificates and inspections you need to organise first.
For example, you must be able to prove that you are the current owner with the authentic title deeds. You are also required by law to have a valid EPC certificate and your electricity supply or heating oil tank must be checked. Was your home built before 2001? If so, it is important to have your house or apartment checked for asbestos. Once you have all these documents in place, you can start working on what is probably the most important thing for you: estimating the value of your property.

What is an EPC certificate?
An EPC, or Energy Performance Certificate, indicates how energy-efficient your home is, based on a rating. There are A, B, C, D, E and F ratings; the higher your rating (A), the less energy your home uses. If your property has a rating of E or lower, then a renovation obligation applies for the new owners.
You are required by law to have an EPC certificate when you sell your home. You will also receive tips on how to improve your home’s energy performance. This might enable you to carry out minor works so that your house or flat increases in value; because homes with an A or B rating are more sought after in the housing market.
If you have recently modified your electrical installation or it has been25 years since it was installed, you need to apply for a new inspection certificate. System faults or damaged wires can cause short circuits, electrocution or even fire. The inspection certificate can be either positive or negative but you are still required to have it. Without it, you will not be able to sell your home. In the event of a negative report on the certificate, the new owner is obliged to have remedial works carried out on the electrical installation.


Check for asbestos
Asbestos is a material that was previously widely used in home construction. Since 1998, the production, sale or use of asbestos has been banned because of its harmful health effects. Was your home built before 2001? If so, the building materials used could potentially contain asbestos. You therefore need to obtain an asbestos certificate for your property. This certificate provides information on the materials used, so the new owners are also aware and can remove the asbestos if necessary.
If so, your heating oil tank must comply with a number of rules. These ensure that you are not polluting the soil and harming the environment. Before selling your home, you therefore need to have your above-ground or underground heating oil tank checked. You will receive a certificate that you are obliged to show to potential buyers.
